What are DSCR loan reserve requirements?

DSCR loans qualify a rental property primarily by its ability to support its monthly debt payment with rent. DSCR means debt service coverage ratio: estimated monthly rent divided by the monthly housing payment. A $3,100 market rent divided by a $2,721 PITIA payment produces a 1.14 DSCR.

Reserves are verified liquid or near-liquid assets remaining after down payment and closing costs. They are measured in months of PITIA: principal, interest, taxes, insurance, and association dues when applicable. A broker usually starts with the full monthly housing payment, not just the mortgage note. Assume the $300,000 loan above has $2,046 in principal and interest, $400 in property taxes, $175 in insurance, and a $100 HOA payment. PITIA is $2,721.

Three months of reserves equals $8,163. Six months equals $16,326. Twelve months equals $32,652. The reserve requirement is not a fee paid to the broker or a deposit held by the mortgage company. It is money the borrower must document and generally retain after closing.

A higher reserve requirement does not automatically mean a bad loan. It can be the trade-off for stronger leverage, a credit score below the top tier, or a property with lease-up uncertainty. The down payment is $100,000. Add $7,500 in closing costs and $16,326 in reserves. Total funds needed are $123,826. If a preferred title company saves an average additional $2,000 on eligible title and settlement charges, the example cash requirement becomes $121,826. That title savings does not reduce the reserve requirement, but it can preserve liquidity for repairs, vacancy, or the next acquisition.
